This guide provides a brief overview of the ADU zoning requirements in Greenwich so you can determine whether you will be eligible to build an ADU. Where are ADUs allowed:

Both detached and attached ADUs are allowed in RA-4, RA-2, RA-1, R-20, R-12, and R-7 zones. There is no minimum lot size requirement for ADUs.

Types of ADUs:

Attached, Detached, or Converted ADUs are permitted in Greenwich, Connecticut.

Parking:

Greenwich requires one parking space per Accessory Apartment. In Greenwich, single-family homes require a minimum of two parking spaces. If you are planning to add an ADU to your property, you should be able to accommodate three parking spaces within the bounds of your property.

Size:

For Detached ADUs, the maximum floor area is 700 sq. ft. This can go up to 800 sq. ft. if there is a demonstrable cause.

Accessory Apartments shall not exceed 1,200 square feet in floor area or 35% of your primary home’s square footage, whichever is less.

Rental Use:

Long-term and short-term rentals are allowed.

Other Requirements:

Owner-Occupancy is required.
