Where are ADUs allowed:
Detached Accessory Apartments are allowed in 4-acre, two-acre, one-acre zones. Attached Accessory Apartments are allowed when the lot size meets the minimum lot width and area requirement for the zone in which the property is located. An Accessory Apartment in the B Residence Zone can only be located on a lot containing at least 9,000 square feet and should maintain side yard setback of at least twelve (12) feet.
Types of ADUs:
Attached, Detached, or Converted ADUs are permitted in New Canaan, Connecticut.
Parking:
New Canaan requires one parking space per Accessory Apartment. In New Canaan, single-family homes require a minimum of two parking spaces. If you are planning to add an ADU to your property, you should be able to accommodate three parking spaces within the bounds of your property.
Size:
Detached and Attached Accessory Apartments shall not exceed 1,000 square feet in floor area or 40% of your primary home’s square footage, whichever is less.
Height:
The maximum height of an Accessory Apartment shall be 20 feet in a four-acre zone and 15 feet in all other allowable zones.
Rental Use:
Long-term and short-term rentals are allowed.
Other Requirements:
