This guide provides a brief overview of the ADU zoning requirements in Fairfield so you can determine whether you will be eligible to build an ADU. Accessory Apartments are allowed in AAA, AA, A, R-3, B, and C zones.

Types of ADUs:

Attached, Detached, or Converted ADUs are permitted in Fairfield.

Parking:

At least one additional off-street parking space shall be provided for an accessory apartment.

Size:

The accessory apartment floor area can not exceed 40% of the floor area of the primary dwelling or 1,500 square feet, whichever is less.

Rental Use:

Renting of accessory apartments is not prohibited.

Other Requirements:

Owner occupancy is required.
