This guide provides a brief overview of the ADU zoning requirements in Kingston so you can determine whether you will be eligible to build an ADU. Where are ADUs allowed:

ADUs are permitted only in single family lots.

Types of ADUs:

Attached, Detached, or Converted ADUs are permitted in Kingston.

Parking:

No additional off street parking is required for an ADU. If the construction of the ADU requires removal of an existing off street parking space, it must be replaced on site within zoning laws. An additional on-site parking may be substituted if there is sufficient space on the curb, removing the existing ramp and replacing it with curb.

Size:

The accessory apartment floor area can not exceed 50% of the Single Family Dwelling or 650 square feet.

Rental Use:

Accessory Apartments must be rented for a minimum of 90 days.

Other Requirements:

Owner occupancy is required. ADU may not be sold as separate from the main dwelling.

ADU Height is restricted by a maximum of 25 ft or height of the primary dwelling (whichever is less).
