Zoning Regulations

This guide provides a brief overview of the ADU zoning requirements in New Britain so you can determine whether you will be eligible to build an ADU. Keep in mind that this guide is subject to change, and it is for information purposes only. Where are ADUs allowed:

ADUs are permitted only in single family lots.

Types of ADUs:

Only Attached ADUs are permitted in Rhineback.

Parking:

One additional off-street parking space shall be provided for an accessory apartment.

Size:

The accessory apartment floor area can not exceed 800 square feet or 40% of the existing residence's floor area, whichever is lower. In addition, the ADU cannot contain more than one bedroom.

Rental Use:

Accessory Apartments can be used as short-term and long-term rentals.

Other Requirements:

Owner occupancy is required.

Accessory dwelling units shall be constructed only on lots totaling more than 8,000 square feet.

The accessory dwelling unit shall maintain uniformity with the existing principal structure's architectural features, including siding, trim, and casework.
