Where are ADUs allowed:
Accessory Apartments are allowed in all single-family residential zones in Norwalk, regardless of the district that they are in.
Types of ADUs:
Attached, Detached, or Converted ADUs are permitted in Norwalk, Connecticut.
Parking:
Norwalk requires one parking space per accessory apartment. In Norwalk, single-family homes require a minimum of two parking spaces. So if you are planning to add an ADU to your property, you should be able to accommodate three parking spaces within the bounds of your property.
Size:
Detached accessory dwelling units shall not exceed 700 square feet in floor area.
Attached accessory dwelling units shall not exceed 1,000 square feet in floor area.
Height:
The maximum height of a detached accessory dwelling unit shall be as follows:
15 feet when located 20 feet or less from a side or rear property line;
20 feet when located more than 20 feet from a side and rear property line.
Rental Use:
The minimum rental duration shall be no less than six (6) continuous months.
Other Requirements:
A certificate in the form of an affidavit which verifies that the owner continues to reside on the premises, the minimum rental duration and all other conditions met at the time of the original application remains unchanged shall be submitted to the Zoning Enforcement Officer by January 31 of each year.
