Where are ADUs allowed:
All single-family residential zones as long as the lot is conforming to the minimum lot size requirement of the specific residential zone that it is in.
Types of ADUs:
ADUs in Ridgefield can be attached, detached, or converted. On lots that are smaller than 0.5 acres, the ADU must be attached to the principal dwelling unit, unless it's served by municipal sewer.
Parking:
At least three off-street parking spaces are required to serve the principal unit and the ADU. Your existing garage space can be counted toward the total number of parking spaces required. Parking space shall not be located in the required front yard setback.
Size:
If the floor area of the principal dwelling is more than 3,000 square feet, the ADU can only be a maximum of 1200 square feet in floor area.
If the floor area of the principal dwelling is less than 3,000 square feet, the ADU can only be a maximum of 900 square feet in floor area.
ADU cannot contain more than two bedrooms.
Rental Use:
Renting of ADUs is permitted.
Other Requirements:
Property owner must reside in either the principal dwelling unit or the ADU.
No additional driveway cuts are allowed.
At least one side of the Accessory Dwelling Unit must be at or above grade.
