Where are ADUs allowed:
Accessory Dwellings are allowed as of right in all single-family residential zones.
Types of ADUs:
The town of Wethersfield requires a connection between the main dwelling and Accessory Dwelling Unit. The connection could either be by an operable door along a common wall or through a breezeway (attached or semi-detached ADU).
Parking:
Parking requirements in the town’s zoning regulations ask for ‘“adequate“ off-street parking for both the ADU and the main single-family dwelling.
Size:
The accessory Apartment can not exceed 850 square feet of 40% of the combined floor areas of the single-family dwelling and the accessory apartment, whichever is less.
Rental Use:
Renting of ADUs is permitted.
Other Requirements:
Both the accessory apartment and the principal dwelling unit have to be serviced by the public water and public sewer.
Owner occupancy is required: the owner of the property shall occupy either the principal dwelling or the accessory dwelling unit.
