This guide provides a brief overview of the ADU zoning requirements in Windsor so you can determine whether you will be eligible to build an ADU. Where are ADUs allowed:

The town of Windsor allows Accessory Apartments in single-family residential zones.

Types of ADUs:

Attached, Detached, or Converted ADUs are permitted in the Town of Windsor.

Parking:

No additional parking is needed for the Accessory Apartment.

Size:

The accessory apartment shall not be larger than 30% of the habitable floor area of the principal

dwelling or 1,000 square feet in total floor area, whichever is the least.

If the Accessory Apartment is located outside of the principal dwelling, the total footprint of all accessory structures shall not exceed 1,000 square feet.

Rental Use:

No short-term or vacation rental is permitted.

Other Requirements:

Property owner(s) must reside in either the principal dwelling unit or the ADU.
